What Would You Do With $20,000?

If I gave you $20,000 today and you had to use it on your home, what would you change?

I bet the following would be some of the most popular:

• Flooring
• Appliances
• Paint
• Siding repair
• Smart-home system (I confess, this would be in my top 5)
• Deck/patio paint or re-stain
• New windows (may not be able to do all of them)

Some of us might splurge on something we have always wanted like skylights or an Italian marble bathroom.

But if you are going to be selling in the next few years, according to HGTV, “Basic maintenance, such as the roof and exterior painting, are frequently more important than an awesome kitchen.”  If the roof is leaking, it is probably going to be a deal breaker.

But something to remember is just because you may put $20,000 into the home, does not mean it is worth $20,000 more.  I will talk about the value of improvements another time.
